Help, I need advice on my first home purchase.?
Okay so I am buying my first home in Ventura County California. I found the cheapest rooms in Block 3 (Average Propertes 530K), but it takes forever because of certain risks in our contract. I think of buying a triplex now priced at 715K. the first unit is 3 bdrm 2 (current rent 1250), and the two units are stacked one over the other 2 bd 1.5 (current rent 950) each and three bath attached 2 car garages. I think I could get it to 680K. I'll live on the site and rent other units. I will zero down, I'll ask the closing costs or adding to the price. I'm relatively young (22yr), but mature enough, and this is my dream to own. The wife is in love with the house (at a price of 469k). But I'm looking at the tri-plex as complete future rental property. Should I buy? If so do you have any advice? How do you think my monthly expenses be? I intend to buy more properties in the future. What do you think?
Are you an investor sofiticated, done that before ... this is not the way forward for your first home ... it seems that you want to kill two birds with one shot [of investors and "home" Buyer ]..... The key word is "home ".... the triplex is an investment property [yes you live one of them], do not confuse investment with the quality of life "home" brings .... Your monthly expenses after mortgage payments, will eat anything that lives comes in. .. that course you have certain tax benefits and "potential" growth of property value .... just the potential.
